Terms and Conditions
The terms that apply when you request a quotation, place an order or pre-book a container with Abdullah Shah Umar Building Materials Trading LLC.
A form you send us is a request, not a confirmed order. Prices, quantities and delivery are fixed only by a written quotation from us that you accept, and a container booking is confirmed only after we have verified your advance payment and sent you a booking confirmation with its booking number. Anything agreed in writing on your quotation or in a sales contract signed by both of us takes priority over these general terms.

1. About these terms
These terms apply to quotations, orders, container pre-bookings and supplies from Abdullah Shah Umar Building Materials Trading LLC ("ASU Trading", "we", "us") to you, the customer ("you"), and to the use of this website. If a quotation, sales contract, booking confirmation or other written agreement signed or sent by us says something different, that written document applies for that order.
The person who requests, accepts or pays for a quotation on behalf of a company confirms that they are authorised to do so for that company.
2. Requests and pre-bookings
- Quotation requests, order requests and container pre-booking requests sent through this website, by email, phone or WhatsApp are requests only. They do not reserve stock, prices or container space.
- Product photos, descriptions and specifications on this website are general information. The specification, dimensions, grade and quantity that apply to your order are those written on your quotation.
- Availability, origin and shipping schedules are confirmed only in writing for each order.
3. Quotations and prices
- Prices are quoted in the currency shown on the quotation, normally UAE Dirhams (AED). VAT is shown separately at the rate stated on the quotation.
- A quotation is valid until the date written on it. After that date we may revise prices, quantities or availability, and we will send you an updated quotation.
- When we send a revised quotation, the latest revision replaces earlier ones.
- Freight, customs, handling and other charges are included only where they are listed on the quotation.
4. Accepting a quotation
You can accept a quotation through your private quotation link, by email, by WhatsApp or in writing. Accepting a quotation means you agree to its items, prices and terms and to these terms. Acceptance alone does not confirm a container booking: see section 5.
For container orders we then send you a sales contract based on the accepted quotation, signed on our side. You can sign it online through your private contract link, or sign a printed copy and send it back to us. Once signed by both of us, the sales contract and its terms apply to that order. Signing the contract does not by itself confirm the booking.
5. Advance payment and booking confirmation
- Where a quotation states an advance payment, the booking cannot be confirmed until we have received that advance and verified it against our bank records.
- Sending us a payment receipt or transaction reference is not the same as payment being received. We tell you once a payment has been verified.
- A container booking is confirmed only when we send you a booking confirmation with a booking number. For container orders we normally also need the sales contract signed by both of us.
- The remaining balance is due as stated in the payment terms on your quotation, and before delivery or container release unless your quotation says otherwise.
- Please use your quotation number as the payment reference. Bank charges on your side of the transfer are paid by you.
- We only ask for payment to the bank details printed on your quotation or sent from our official email address. If you receive different payment details, contact us by phone before paying.
6. Ownership and risk
Goods remain the property of ASU Trading until we have received full payment for them. Responsibility for the goods passes to you at the point of delivery, collection or shipment stated on your quotation (for example the delivery terms written on it).
7. Delivery and collection
- Delivery dates and container timelines are estimates unless your booking confirmation states a fixed date. Shipping lines, ports, customs and suppliers can cause delays outside our control.
- You are responsible for giving us a correct delivery location and site contact, and for safe access and unloading at the site unless the quotation includes unloading.
- If delivery cannot be made because the site is not ready or no one is available to receive the goods, extra transport, storage or waiting charges may apply.
8. Timber, plywood and natural variation
Timber and plywood are natural products. Colour, grain, knots and small variations in moisture content and size are normal and within the grade stated on your quotation. Quantities measured in cubic metres (m³), sheets or pieces follow the measurement method and tolerances stated on the quotation or by the supplier for that grade.
9. Checking goods and claims
- Please check goods when they are delivered or collected, and note any visible damage or shortage on the delivery note.
- Report any problem to us in writing as soon as possible, with your quotation or booking number, photos and a description. Please keep the goods in question unused so that we can inspect them.
- We cannot accept claims for goods that have been cut, treated, used or stored incorrectly after delivery, or for normal natural variation described in section 8.
- Where a claim is accepted, we will replace the affected goods, credit their value, or agree another solution with you in writing.
10. Changes and cancellation
- Before a booking is confirmed, you or we can withdraw a request or quotation by telling the other in writing.
- After a booking is confirmed, changes or cancellation are possible only with our written agreement, because we commit to suppliers and shipping on your behalf. Costs already incurred, such as supplier, freight, port or storage charges, may be deducted from any refund.
- Refunds, where due, are paid back to the account the payment came from.
11. Events outside our control
We are not responsible for delays or failure to perform caused by events outside our reasonable control, such as supplier shortages, shipping or port disruption, government action, customs holds, severe weather, war or epidemics. If such an event changes costs or timelines, we will tell you and agree the next steps with you in writing.
12. Limitation of liability
Our total liability for any order is limited to the price you paid for the goods concerned. We are not liable for indirect losses such as loss of profit, project delays or penalties under your own contracts, except where UAE law does not allow this to be limited.
13. Using this website
- Please give accurate details in our forms. We may decline requests that appear false or automated.
- Your quotation and request pages use private links that only you receive. Do not share them with anyone who is not handling the order for you.
- The content, photos and logo on this website belong to ASU Trading and may not be copied for commercial use without our permission.
- How we handle your details is explained in our Privacy Policy.
14. Governing law
These terms and any order with us are governed by the laws of the United Arab Emirates as applied in the Emirate of Sharjah. Any dispute that we cannot settle together will be referred to the competent courts of Sharjah.
15. Changes to these terms
We may update these terms from time to time. The version on this page on the date of your quotation applies to that quotation. The date at the top shows when the terms were last updated.
16. Contact
